Booking and cancellation terms

Booking and prepayment
  1. A booking is confirmed once you have received our written confirmation and we have received a 25% prepayment of the total price.
  2. The prepayment is due within 7 days of the invoice date. The due date is shown on the invoice.
  3. If the booking starts in less than a week, payment is due within 2 days.
  4. If the prepayment is not paid on time, we have the right to cancel the booking.
Payment

The rest of the price is paid, as you prefer:

  • on arrival in cash, or
  • before arrival by bank transfer
Cancellations and changes
  1. Free cancellation up to 7 days before arrival.
  2. For later cancellations, the prepayment is non-refundable.
  3. As the rest of the price is usually paid on site, no 100% cancellation fee applies.
  4. You can change your dates up to 48 hours before arrival, subject to availability.

    • Later date changes are not possible and are treated as a cancellation under these terms.

Check-in and check-out
  1. Check-in from 15:00, check-out by 11:00.
  2. Please let us know your arrival time in advance if you can. Early access is usually possible on request, but only if you tell us beforehand so we can plan the cleaning.
  3. Quiet hours are 23:00–07:00 or as set by Estonian law.
Smoking and pets
  1. Smoking is only allowed outdoors.
  2. If you smoke indoors, we have the right to charge a €200 fine.
  3. Pets are allowed by prior arrangement.

    • The fee is €25 per pet (regardless of the number of nights).

Damage
  1. Guests are fully liable for any damage caused by them or their visitors.
  2. For any damage, we invoice the actual cost of repair or replacement.
Force majeure and special cases
  1. If we cannot provide the accommodation because of a technical fault on our side or force majeure, we will first offer you a new suitable date.
  2. If the new date does not suit you, we refund 100% of the amount paid.
  3. Leaving early is not refunded unless agreed otherwise in writing.
Personal data

We collect and use guests’ personal data only to manage bookings, for statistics and to meet our legal obligations. Guest data is not kept for any other purpose.
